Start with the actual agreement
Find the registered lease and any written amendments before choosing a moving date. Identify the contract type, intended end, notice process and deposit terms. Malta’s private residential lease framework has specific rules, so do not copy a notice period from somebody else’s tenancy. Ask the Housing Authority or a qualified adviser where the agreement is unclear. Give notice through the required route and retain evidence of delivery instead of assuming a conversation alone completes the process.
Plan the handover tasks
Agree when the property will be inspected and how keys, remotes and access cards will be returned. Compare the condition with the starting inventory, record meter readings and list any matters still unresolved. Utility accounts, internet service, mail and the registered address may require separate updates. Ask providers what is needed to close or transfer each service and keep final statements. A moving van booking does not automatically resolve the administrative side of leaving.
Keep the deposit discussion specific
Ask for an itemised explanation of any proposed deduction and retain photographs, receipts and correspondence. If a dispute remains, the Housing Authority publishes information about the Rent Adjudication Panel and the matters within its scope. Check eligibility and the current process rather than assuming every disagreement follows the same route. Leave a usable contact address for follow-up. A clear handover record helps both parties distinguish ordinary unfinished administration from a genuine disagreement about damage or payment.
